Can I get a Turkish residence permit by buying property, and what is the minimum value?
Checked on
Yes. Turkish law lists owning real estate as a reason for a short-term residence permit and lets the Ministry set the property's type and value. The Presidency of Migration Management's document list says the home must be worth at least USD 200,000 in Turkish lira at purchase, used as your residence and not rented out.

What the law and the guidance say
The law names property owners among the people who can get a short-term permit, and since November 2024 it says the Ministry decides what kind of property qualifies and what it must be worth (art. 31(6)). The figure itself is not in the law. It appears in the Presidency of Migration Management’s e-İkamet document list: the home must be worth at least the Turkish lira equivalent of USD 200,000 at the date of acquisition.
The regulation requires the property to be a residence and used as one. The document list adds that it cannot be used for rent or similar income.
Documents for this route
On top of the common documents for every short-term permit (health insurance, means, address, photos, fees), the e-İkamet list asks for:
- the title deed (tapu) showing the home belongs to you;
- for family members who co-own it, a document showing the family relationship;
- for a home received by inheritance or gift, a current valuation report;
- on a first application, a street-numbering document (numarataj belgesi) from the municipality;
- on a renewal, a document showing you still own the property (tapu devam belgesi).

- Other conditions still apply: health insurance covering the permit and sufficient means (Law 6458, arts. 7(1)(c), 15(1)(e), 15(1)(g)).
